Essential — always include

→Subject property address — full civic address including city and province
→Recommended list price — your single number or range (e.g. $849,900 or $839,900–$859,900)
→3–6 comparable sales — each with address, sale price, list price, beds/baths, sqft, DOM, and sale date
→Subject property specs — beds, baths, sqft, year built, garage type
→Pricing tiers — conservative / target / aggressive prices

Strongly recommended

→BC Assessment value — enables the assessed-value-to-sale ratio analysis section
→Market stats — avg sale price, avg DOM, and list-to-sale ratio for the area
→Comp notes — one line per comp explaining why it's higher or lower (e.g. "double garage, renovated" or "backs onto highway")
→Interior inspection status — if you haven't inspected yet, say so — a disclaimer will be added automatically

Nice to have

→Neighbourhood name — e.g. "Wilden", "Lower Mission", "Glenmore"
→Client name — if you want the presentation personalized (e.g. "for the Johnson family")
→Special features — pool, legal suite, acreage, views, strata fees, lease expiry
→Market context — anything unusual happening in the area right now
