THE CORE IDEA

๐Ÿ’ก Just drop everything in

We want to squeeze into your existing workflow โ€” not create a new one. However you already do your CMA, whatever data you already pull, we want to see it. Provincial assessed values, recent sale comparisons, price-per-square-foot spreadsheets, MLS exports โ€” drop it all in.

You can upload files (PDF, Word, CSV, Excel) or paste everything as plain text. The AI reads messy data beautifully. You don't need to format anything.

The more context you give, the better the output. A 10-line paste produces a decent presentation. A 30-line paste with comp notes and market context produces something you'd be proud to send to any client.
01

๐Ÿ“ Tell us which property is the subject

If you're dropping in a bunch of data, the most important thing is to identify the subject property clearly. The AI needs to know which one it's building the presentation around.

Subject property: 1290 Mountain Ave, Kelowna 4 bed / 3 bath / 2,150 sqft / Built 2018 / Double garage BC Assessment: $792,000
02

๐Ÿ’ฐ Recommend a price โ€” or let the AI suggest one

If you have a recommended list price, include it. It becomes the centrepiece of the pricing strategy section. If you include conservative / target / aggressive tiers, the AI builds a visual pricing bar from those three numbers.

If you don't include a price recommendation, the AI will analyse the comparable sales data and suggest a pricing range based on the comps you provided. You're the expert โ€” the AI is just doing the math.

Conservative $819,900 / Target $849,900 / Aggressive $874,900
No recommended price? No problem. The AI will suggest one based on your comps. You can always adjust it in the live preview.
03

๐Ÿ“Š Include all the data you've already pulled

Whatever is part of your normal CMA workflow, include it. The AI will figure out what to do with it.

Great things to include:

Provincial assessed values (BC Assessment, MPAC) ยท Recent comparable sales with as much detail as possible ยท Price-per-square-foot analysis ยท Area market stats (avg sold price, DOM, list-to-sale ratio) ยท Active listings that compete ยท MLS board statistics ยท Anything else you'd normally present to a seller

BC Assessment: $792,000 Comp 1: 1402 Viewpoint Dr โ€” Sold $867,000 (list $879,900) / 2,280 sqft / 4bd 3ba / 18 DOM / Jan 2026 ^ renovated kitchen, double garage, larger lot โ€” justifies premium over subject Comp 2: 988 Highland Rd โ€” Sold $824,500 / 2,040 sqft / 4bd 3ba / 31 DOM / Dec 2025 ^ backs onto school field, dated interior โ€” discounted accordingly Avg area sale: $834k / Avg DOM: 28 days / List-to-sale: 98.4%
04

๐Ÿ“ Add comp notes โ€” this is what separates good from great

One line per comp explaining why it sold higher or lower than your subject. "Renovated kitchen," "backs onto highway," "corner lot with views." This context is what turns a data dump into an intelligent analysis.

The AI uses these notes to build the narrative around your pricing strategy. Without them, it can only present the numbers. With them, it tells the story.

05

๐ŸŽจ Describe how you want it to look

You can influence the design, tone, and style of the output. Upload your branding (logo, headshot, colours) or describe what you want. The AI handles the rest.

Style notes: Clean, modern, inspired by Apple-style presentations Colours: dark navy and gold Tone: confident but not aggressive This is for a luxury seller โ€” she's detail-oriented and skeptical of realtors Include a lot of data visualization, charts, and comparisons

You can also be more casual about it โ€” "make it look premium" or "keep it clean and simple" or "use my brand colours: #1A1A2E and #C8FF00" all work. The more specific, the closer to your vision.

06

๐Ÿ‘ค Upload your branding

Your logo, headshot, contact info, and brand colours get applied automatically to every presentation. Upload them once in your account settings, or include them with your CMA data.

You can also describe your brand: "professional, dark blue and white, serif fonts" or "modern, minimal, black and lime green." The AI interprets these descriptions and applies them consistently.

07

๐Ÿ”ง Edit after it generates

Once your presentation is generated, you'll see a live preview and a shareable link. Below the preview is a chat box โ€” describe any changes you want and the AI will update the presentation in real time.

You can also take a screenshot, annotate it, and send it back. "Move this section up," "change the price to $859,900," "add a note about the pool" โ€” whatever you need. The link stays the same; the content updates live.

Think of it like having a designer on call. The presentation is your starting point โ€” not your final draft.
